An imagined setting and unbuilt concept. No real parcel, property offer or development permission is represented.

Project statement

Corte Luce gathers domestic life around a planted open-air court. A low kitchen and dining wing meets a compact two-storey volume, with living spaces below and three bedrooms above.

One curved plaster stair wall softens the rectilinear composition. Pale mineral surfaces, fine grey terrazzo, muted ash and matte-black frames continue through the house, allowing daylight and the courtyard tree to give each room its character.

Solid street-facing walls protect privacy. A study, media room, garage and service spaces support everyday use without competing with the shared courtyard. The project is an imagined urban-edge residence, with no pool and no real site represented.

Reading the project

A planted court becomes the meeting point between a low social wing and a taller private volume. The curved stair wall creates a softer turn within an otherwise orthogonal plan. Glimpses across the court connect rooms visually while their entrances and solid walls preserve separate uses.

Material and spatial language
  • Pale mineral plaster, fine grey terrazzo and muted ash cabinetry.
  • Matte-black glazing and fixtures, recessed lighting and concealed service slots.
  • A 60 m² open-air courtyard with one multi-stem amelanchier; 35 m² of covered exterior space, separate from the internal program.
Area basis
  • Areas are room-program targets including the listed circulation and service spaces. They are not measured floor areas or survey quantities. External walls and structural thicknesses are not included in the room schedule.
  • Outdoor spaces are separate from the internal program. Plans indicate relationships and access; geometry and building systems are not construction coordinated.
Climate and technology
  • High-performance glazing, external shading and insulated solid service cores form the environmental concept.
  • Concealed zoned heat-pump cooling, radiant floor heating and mechanical ventilation with heat recovery are proposed; capacity and performance have not been engineered.
  • Integrated television, audio, lighting controls, security and motorized shading remain part of the minimal interior. Door sensors reduce cooling output when large openings are open.
  • Plant, ducts and maintenance access require coordinated professional design. Passive ventilation is used only when outdoor conditions permit.
