An imagined setting and unbuilt concept. No real parcel, property offer or development permission is represented.

Project statement

Maison Ruban explores a compact two-storey home through the contrast between a solid upper volume and a recessed glazed ground floor. Softly radiused corners and a continuous pale edge give the building its identity, while the upper level shades a generous garden terrace.

A circular rooflight brings daylight into the double-height entrance. A gently curved stair wall connects this arrival space to the bedrooms above. Living, dining and kitchen face the open garden; work, media and service rooms occupy quieter positions along the solid side of the plan.

Honey-toned oak boards and joinery bring warmth to smooth mineral surfaces. Pale limestone, fine light-metal frames and tailored textiles complete the palette. Integrated screens, concealed ventilation and precise linear lighting support an interior that is visually calm and fully inhabited.

Reading the project

The upper volume is read as a continuous band, but its depth is used for bedrooms, storage and shaded thresholds. The entrance void offers a contrasting vertical moment: daylight arrives from above, then the house opens sideways to the garden. Curves are concentrated at these transitions so the rooms remain simple to furnish.

Material composition

A restrained set of surfaces connects the spaces throughout this concept. The image detail shows their intended relationship; finishes remain illustrative rather than product specifications.

  2. Warm-white mineral finish
  3. Honed limestone
  4. Satin light-metal frames
  5. Ivory woven upholstery

Conceptual budget / 2026

Estimated construction budget
€2M–€3M
Estimated total development cost
€3.1M–€5M+

These are illustrative design-stage budget scenarios for fictional projects, not contractor quotes, valuations, researched market prices or offers for sale. Acquisition allowances are invented planning assumptions, not valuations of land or buildings. Actual costs may fall outside these ranges.

Budget assumptions
AllowanceConcept range
Construction & fit-out€2M–€3M
Illustrative site acquisition allowance€0.4M–€0.8M
Fees, taxes, enabling works & contingency allowance€0.7M–€1.2M

Acquisition and the listed allowances are included in the total scenario. Financing is excluded. Planning requirements, professional fees, engineering, permits, taxes, infrastructure and site-specific conditions may materially change the result; these allowances have not been independently assessed.

Material and spatial language
  • Honey oak
  • Warm-white mineral finish
  • Honed limestone
  • Satin light-metal frames
  • Ivory woven upholstery
Area basis
  • Areas are room-program targets including the listed circulation and service spaces. They are not measured floor areas or survey quantities. External walls and structural thicknesses are not included in the room schedule.
  • Outdoor spaces are separate from the internal program. Plans indicate relationships and access; geometry and building systems are not construction coordinated.
Climate and technology
  • High-performance glazing, external shading and insulated solid service cores form the environmental concept.
  • Concealed zoned heat-pump cooling, radiant floor heating and mechanical ventilation with heat recovery are proposed; capacity and performance have not been engineered.
  • Integrated television, audio, lighting controls, security and motorized shading remain part of the minimal interior. Door sensors reduce cooling output when large openings are open.
  • Plant, ducts and maintenance access require coordinated professional design. Passive ventilation is used only when outdoor conditions permit.
Form and construction intent
  • The modest upper-level projection is conceived with substantial rear and side support zones. Rooflight drainage, curved edges, structural spans and thermal continuity would require specialist development; the visual studies do not resolve these assemblies.
  • The garden remains open, with one covered terrace rather than an enclosed courtyard or pool. Dry interiors use straight oak boards; stone is concentrated in wet rooms, work surfaces and exterior paving.
