Project statement

RUA 07 is a speculative urban residential study for a compact infill site in Porto. The proposal places five apartments within a quiet four-storey limestone building, using recessed loggias, a planted lightwell and a set-back roof terrace to make a dense city plot feel generous.

The architecture is deliberately calm: pale honed limestone, warm oak, off-white plaster and fine dark-bronze frames. Shared circulation is daylit and legible, while each residence has a private outdoor threshold and a clear relationship to the street or lightwell.

The building explores how a small urban block can provide privacy, daylight, outdoor space and practical services without resorting to a resort language. All areas and costs are illustrative design-stage assumptions.

Reading the project

The shared stair and lightwell give five homes a clear common address without dissolving their privacy. Recessed loggias act as small outdoor rooms, mediating between the city and each interior. Service and circulation space is treated as part of residential quality, rather than residual floor area.

Conceptual budget / 2026

Estimated construction budget
€2.6M–€3.8M
Estimated total development cost
€5M–€7.5M+

These are illustrative design-stage budget scenarios for fictional projects, not contractor quotes, valuations, researched market prices or offers for sale. Acquisition allowances are invented planning assumptions, not valuations of land or buildings. Actual costs may fall outside these ranges.

Budget assumptions
AllowanceConcept range
Construction & fit-out€2.6M–€3.8M
Illustrative site acquisition allowance€1.2M–€2M
Fees, taxes, enabling works & contingency allowance€1.2M–€1.7M

Acquisition and the listed allowances are included in the total scenario. Financing is excluded. Planning requirements, professional fees, engineering, permits, taxes, infrastructure and site-specific conditions may materially change the result; these allowances have not been independently assessed.

Material language
  • Pale honed limestone at the street façade and stair enclosure.
  • Warm oak floors, cabinetry and selected ceiling surfaces.
  • Fine dark-bronze window frames and recessed metal details.
  • Warm off-white mineral plaster and low-iron glazing.
  • Smooth limestone in shared circulation and wet rooms.
Climate & technology
  • High-performance glazing, external shading at loggias and concealed solar control.
  • Zoned heat-pump heating and cooling with concealed distribution.
  • Mechanical ventilation with heat recovery and humidity control.
  • Shared lift and services are concentrated in a compact central core.
  • Lighting, access control, intercom and building services are integrated discreetly.
Urban design intent
  • The street façade is mostly solid, with openings deepened into two vertical loggia bays.
  • A planted lightwell gives the ground-floor home and shared stair natural light and air.
  • The roof terrace is set back behind a low parapet to reduce its presence from the street.
  • No real parcel, planning permission, building approval or development right is represented.
